Who Qualifies for a VA Loan in Utah? Eligibility and Your Certificate of Eligibility Explained
Who may be eligible
VA loan eligibility is based on your service history, not your rank or branch. In general, you may qualify if you are:
A veteran who served the minimum active-duty time and was discharged under conditions other than dishonorable
An active-duty service member who has served long enough to meet the minimum
A National Guard or Reserve member, typically with six years of service or qualifying active-duty time
A surviving spouse of a service member who died in service or from a service-connected disability, in many cases
Minimum service time depends on when you served (wartime or peacetime) and the type of service. Rather than guess, request your COE. It's the official answer.
What is a Certificate of Eligibility (COE)?
The COE is a document from the VA confirming you qualify for the VA home loan benefit and showing how much entitlement you have available. Your lender needs it to finalize a VA loan.
How to get your COE
Through your lender. I can usually request it for you electronically, often within minutes.
Online through VA.gov. You can request it through your VA account.
By mail. Submit VA Form 26-1880 with your proof of service.
Helpful documents include your DD-214 (veterans), a current statement of service (active duty), or your Guard/Reserve service records.
Eligibility isn't the same as approval
Your COE says you qualify for the benefit. You still need to qualify for the loan. VA doesn't set a minimum credit score, but lenders do, and they will review your income, debts, credit history, and the home you're buying. The VA also looks at residual income, which is what you have left each month after major expenses.
Where to start
If you're not sure whether you qualify, start with a conversation. I'll help you request your COE, review your entitlement, and explain your options with no obligation.
